Located at the corner of Logistics Drive and International Drive within the River Ridge Commerce Center, this advanced distribution facility is designed to support modern supply chain demands and regional economic growth.

The facility features a cross-dock configuration with 50 to 70 dock doors and four drive-in doors, optimizing it for high-volume throughput and 24/7 operations. The structure reaches a clear height of 40 feet, offering ample vertical space for racking and storage.

Built with high-performance precast concrete walls and an 8” concrete slab floor with vapor barrier, the facility integrates durable materials and leading-edge infrastructure. Column spacing of 56’ x 60’, a 56’ x 70’ speed bay, ESFR fire protection, and 5,000 AMPs of electrical capacity ensure flexibility and safety across various tenant needs. Exterior amenities include a 185’ truck court, up to 127 trailer parking spots, and auto parking areas, all tailored for large-scale logistics use.

The building includes customizable office space with initial provisions for a shipping/receiving office and restroom core. Interior areas can be built to suit to support tenant-specific operational, administrative, or workforce needs.
